Business Development Manager - China Market

Urbanest is a leading, contemporary student accommodation provider that prides itself on delivering the highest quality accommodation and sector-leading service to students and universities. We provide world-class student accommodation in the major educational and real estate markets in the UK and Australia. We are now looking for a Business Development Manager to work with our increasing customer base from China.

As a Business Development Manager, you will be responsible for working with our Customer and Property Management Team, our Sales and Marketing Team and directly with Chinese customers and agencies to ensure that Urbanest is the accommodation provider of choice for London bound students.

The role will also maintain operational responsibility within one of the Urbanest properties working alongside a General Manager.

The ‘must-haves’ as a Business Development Manager - China Market:

Fluent in Mandarin, Cantonese and English, both spoken and writtenExperience in working directly within the Chinese student market, or alongside agencies within the Chinese student market1 Years Experience in a supervisory/management role, preferably in student accommodationExperience of delivering results against sales targetsExperience of managing the delivery of Objectives and Targets within a teamExperience of establishing and developing relationships with external stakeholders in the Asian marketIntermediate skills in the use of business operating systems including Microsoft OfficeAbility to work weekendsAbility to be on call for 2-3 nights per weekAbility to work across locations in LondonLive within reasonable travel distance to the property (Property in London Zone 1 Location)Graduate

The role of Business Development Manager is varied and challenging, your main role purpose is to;

Support the delivery of revenue, operating cost targets, and NOI .

Support Sales and Marketing Team in managing and developing our relationship with universities, language schools, agents and partners in China to drive sales performance and larger market share of the London bound Chinese student marketWork closely with our Urbanest representatives in China to drive sales and marketing Significantly improve Urbanest’s ‘social currency’ in China, supporting the development of a social media strategy, continuously improving social media presence in ChinaAssist the Sales and Marketing team to build strong relationships with Stakeholders in ChinaMaintain operational responsibility at property level, focusing on international product

Support the leadership of the Customer and Property Management team in delivering operational objectives consistent with the Urbanest business plan, including liaison and research on service, pricing and experience and in keeping with Urbanest’s mission, vision and values.

Sell – focusing on the London bound Chinese students

International student targeting – improve and develop Urbanest’s penetration in key international markets, especially China, focusing on regular contact with China based agentsWork with existing residents from China to understand their decision process on accommodation in London to influence Urbanest’s sales and marketing in this marketIn conjunction with the sales and marketing team, develop specific local language collateral material and also provide critical input to the urbanest.cn websiteEnsure Urbanest’s competitive advantage is clear, based on competitor analysisSupport the delivery against target for key sales activity, role modelling and maintaining energy and commitment within the team to achieve successSupport in the process of uploading new prices and buildings to CMS and the testing and training of new prices and products within the systemLead C&PM and the Sales Team in developing relationships with agents and Urbanest representatives in the Chinese market

Collect Revenue

Support GM and Customer Accounts Manager in maximising the collection of outstanding money, role modelling and driving energy and commitment within the team to achieve KPISupport team members in their understanding of complex customer accounts and statements coaching them to find solutionsMonitor team members arrears conversations and regularly provide feedback to support continuous improvementSupport Customer Accounts Manager in processing key property accounts processes such as Batch Payment Process, Bank Reconciliation and Bank Transfers when required

Customer & Stakeholder Management

Be the critical contact point for Overseas Student Living, Shanghai and play a leading role in developing relationships with The Hensh Group, again based in ShanghaiSupport product and service development to ensure Urbanest remains sympathetic to international marketsFocus on delivering excellent customer and stakeholder experience, regularly seeking and acting on feedbackBuild and maintain networks and relationships with key external stakeholders and customers such as universities and students to understand their priorities and needsSupport team members in complaint handling coaching them to handle even complex complaints themselves to successful resolution

Develop & Manage Teams

Alongside the General Manager generate reporting on key operational metrics to measure and monitor performance and support the development of continuous improvementRecognise and reward compliance with business process addressing non compliance appropriately clarifying negative impactsPlan and manage resource levels including the management of shift rotas and peak operational activity to successfully deliver excellent service and effectively control costsInspire and motivate the property team to engage and commit to overall business plan and Urbanest vision and valuesManage & support the recruitment, coaching and development of Customer Support & Sales Assistants identifying and nurturing talented team members to support retention and succession planning within UrbanestCommunicate with confidence and clarity particularly in situations of difficult negotiation and challenge and influence upwards to managers as well as to direct reportsWith GM support, effectively manage operational team performance confidently and consistently addressing performance and behavioural issues honestly and promptly where necessary

Protect/Nurture the Asset

Take responsibility for understanding Health and Safety requirements of the building and ensuring the team are trained in relevant areasLead the team in making regular building patrols to identify any maintenance requirements or Health and Safety risks and complete all resultant actions in accordance to the core operating proceduresManage scheduled flat inspections and record them within the CMS. Complete all resultant actions in a timely manner to include customer charges, liaison with Maintenance and Cleaning support functionsRecord, log and monitor any maintenance issues that may arise within the property and liaise with the Maintenance Manager and Team to ensure their timely repairAdhere to Urbanest operating processes, business systems and standardsSupport in monitoring compliance with Planned and Reactive Maintenance procedures, such that buildings are safe for both our residents and colleaguesUpdate Property Documentation Files and online systems as requiredIt is vital that anyone joining the urbanest team shares our values to ensure we retain a positive and successful working environment and deliver an excellent service our customers can rely on.Integrity – A professional approach, we demonstrate integrity, honesty and fairness in every action taken.Transparent, honest and consistent approach, hold ourselves and others to account on issues of integrity and fairness
